Elanor Commerical Property Fund ("ECPF") invests in high investment quality office assets with strong underlying cash flows and significant value-add potential.  

ECPF’s Portfolio currently comprises four office assets, two in Brisbane, Queensland, one modern campus style office in Adelaide, South Australia,  a modern, A-Grade office building, located on the northern boundary of the Perth CBD, Western Australia.

The Portfolio has a well-diversified tenant mix comprising high quality corporate tenants including DXC Technology, Optus, Bunnings Group, Coles, Kaelus, National Australia Bank, Panasonic Australia and CPB Contractors (which is a wholly owned subsidiary of ASX top 50 listed CIMIC Group), which highlights the diversification and quality of the Fund tenant base.

The Fund: 

  • provides investors with access to high investment quality office assets. Further acquisitions will be made selectively to enhance diversification, the risk-adjusted returns and improve the portfolio quality of the Fund;
  • will consider an exit strategy, in accordance with the Fund’s stated investment horizon to realise value by way of either:
    • a sale of the Fund’s assets (on an individual or portfolio basis); or
    • listing the Fund on the ASX with a Distribution Yield that is expected to be favourable when compared to ASX listed Real Estate Investment Trusts.
  • is managed by Elanor Funds Management Limited, which has a strong track record of delivering consistent, strong investment returns in commercial property assets through its proven origination and active asset management capabilities;
